POSITION PURPOSE

An HBW Construction Senior Project Manager can handle larger, more complex projects and is involved with all aspects of construction projects including marketing, sales, estimating, contract management, negotiating, project schedule and administration, financial management and closeout. The Senior Project Manager is responsible for approximately 3-5 projects at any one time and ensures that projects are of high quality. Additionally, he/she is responsible for making sure projects are delivered on schedule, consistently meet or exceed profit goals and are in accordance with all regulatory requirements and customer expectations. The Senior Project Manager is a proven leader within his/her team and may also be required to perform the job responsibilities of a Team Leader as needed.

PRINCIPAL DUTIES AND AREAS OF RESPONSIBILITIES

Customer Care

An HBW Construction Senior Project Manager is responsible for assisting in the development of new business opportunities and strengthening existing customer relationships. The Senior Project Manager:

  • Cultivates existing customer relationships to generate repeat business through performance of work above expectation, regular client check-ins and client entertainment.
  • Shares professional knowledge with clients that adds value to their projects and identifies/addresses issues before they become problems.

Estimating/Sales

HBW Construction Senior Project Managers are very involved in the estimating, bidding and proposal process. The Senior Project Manager:

  • Identifies potential new business opportunities by following up on leads, networking and attending industry events.
  • Works directly with estimating staff to develop bids and bid strategy.
  • Creates the project schedule and develops the general conditions for each bid.
  • Reviews all subcontractor bids for completeness and accuracy.
  • Participates in client proposal presentations, works with the client to answer any questions and follows up on outstanding bids.
  • Generates approximately 80% of his/her own work each year. 

Planning/Execution

Once a job has been awarded, the Senior Project Manager:

  • Oversees preparation and ensures execution of job contract.
  • Negotiates with and select subcontractors to perform the work. Drafts subcontracts.
  • Prepares job budget, develops project schedule and coordinates material ordering as necessary.
  • Selects the project Superintendent, orients the Superintendent to the job and works with the Superintendent to ensure that the construction plan is executed in accordance with schedule, HBW standards of quality and complies with building codes and regulations.
  • Identifies and tracks all long lead time items on the project critical path.
  • Prepares for and leads weekly progress meetings.
  • Anticipates issues and proactively works to avoid or resolve them.
  • Holds construction meetings, attends weekly progress meetings and prepares meeting minutes.
  • Tracks submittals, prepares requests for information, and creates owner and subcontractor change orders.
  • Is responsible for the financial management of the job and meeting the job's financial goals.
  • Revises monthly cost projection and handles invoice collections related to work.
  • Updates project schedule as needed to meet the final deadline.
  • Delivers project on time, within budget and "100% at move-in" which is having no punch list at completion.
  • Resolves interpersonal conflicts among project staff, handles errors or delays and responds to crises.

Safety

Senior Project Managers must promote HBW Construction's safety first goal at all times and:

  • Understands, promotes and enforces the HBW Construction Corporate Safety Program.
  • Understands, promotes and enforces the safety requirements of all authorities having jurisdiction (ex. OSHA, MOSH, VOSH, EM 385-1-1).

QUALIFICATIONS

Knowledge, Skills and Abilities

  • 7 years of experience as a Project Manager in commercial construction, 3 of which may be Assistant Project Manager experience.
  • Proficient in running large and complex projects.
  • High school diploma or equivalent required, college degree preferred.
  • Knowledge of construction industry standards, building codes, equipment, methods and contracts.
  • Demonstrated business acumen with strong presentation, communication (verbal and written), problem solving, financial and leadership skills.
  • Ability to outperform profit goals.
  • Ability to maintain composure, professionalism and objectivity in difficult situations and effectively resolve conflicts.
  • Proficient in Microsoft Office Suite and Microsoft Project.
  • LEED and CHC certification preferred.
  • Must have a vehicle to use for work.

Physical Qualifications

  • Must be able to lift up to 20 lbs.
  • Must be able to work for 8-10 hours a day.
